Who We Are
JTM Ventures is part of a larger group of private equity investors. The group currently controls approximately 30 million square feet of commercial properties and completes transactions worth millions of dollars on a quarterly basis. JTM Ventures is a New Jersey based branch of this larger group with access to the resources, relationships, and know-how of our national team.
We are diligently searching for retail and industrial properties that conform to our value-add business model. We act as principles/sponsors and often venture jointly with partners to leverage their knowledge regarding a particular deal. In addition, we possess first-rate in-house capabilities in property management.
We utilize a strong network of brokers to source off-market opportunities and maintain consistent deal flow. When advantageous, we partner with brokers for both selling and buying transactions to gain double commissions.

Buying Criteria
✔ Value-add component, preferably 20% - 50% vacancy.

✔ Below market rents, deferred maintenance, over-burdening of expenses,
pad site/outparcel development, land development components, gross lease structures, mismanaged, motivated seller, etc. Offers will be based on current value and not Pro Forma.

✔ 10K to 75K sq ft, multi-tenanted
​
✔ Asking Price - $1 Million to $8 Million
​
✔ Prefer at least one existing name brand tenant (regional or franchise is suitable)
​
✔ Traffic count of 20k+ cars per day
​
✔ Strong employment with median household income over $60k
​
✔ Built 1980+, single story.
​
✔ Location: Within one hour of a major airport.
